Terms and Conditions: 10% EARNEST MONEY DOWN on the day of the auction. Seller guarantees a clear title. Buyer and Seller will split the Closing fee and Title Insurance. The property is selling “AS IS, WHERE IS”. All information is deemed reliable, but it is the buyer’s responsibility to conduct all lender-required inspections before bidding. Information was acquired from Baca County records. The sale is not contingent upon the Buyer obtaining financing. All financing must be obtained before the auction. The earnest money is NON-REFUNDABLE, and Bison Title will be the title company. There are no guarantees or warranties. Stutzman Realty & Auction LLC is the seller’s agent. The buyer does not have representation. Announcements made on sale day shall take precedence over printed advertising.
